Pre -shoot Property Preperation Checklist

Learn how to prepare your Los Gatos property for a professional real estate or architectural photography session. Expert prep tips for stunning results.

Thank you for booking a photography session with de Mestre Photography.

To capture your property at its very best, please review and complete the following preparations no later than the day before the shoot. Proper preparation ensures that your photos look polished, cohesive, and professional.

General Preparation

  • The property must be camera-ready on the day of the shoot.

  • Please ensure the space is clean, decluttered, and staged before the photographer arrives.

  • If possible, we recommend a brief walkthrough (in person or virtual) before the scheduled session.

  • Any unprepared property may result in forfeiting the deposit if the shoot must be rescheduled.

Residential Properties

Exterior Preparation

  • Trim and clean landscaping. Mow lawns 2–3 days prior.

  • Remove debris: dead palm fronds, branches, garden hoses, tools, toys, furniture not integral to the design.

  • Hide non-decorative items: garbage bins, thermometers, wind chimes, etc.

  • Remove cars from driveways and streets visible in shots.

  • Ensure all exterior lighting works, especially for evening/twilight sessions.

  • Set sprinklers to off or early morning to avoid wet driveways.

  • Pools and spas: remove cleaning equipment, plastic furniture, and pool toys. Arrange or remove poolside furniture neatly.

  • Windows: clean glass and remove visible screens or clutter from sills.

  • Umbrellas: remove or close unless intentionally styled.

  • Twilight shoots: confirm all outdoor lighting timers and landscaping lights are operational.

Interior Preparation

  • Fresh flowers add warmth (avoid white flowers if possible).

  • Declutter every surface. Remove remote controls, cords, paperwork, and excess décor.

  • Bookshelves: keep tidy; avoid overcrowding.

  • Personal items: minimize family photos or private materials.

  • Lighting: replace burned-out bulbs, fix dimmers, and ensure consistent color temperature.

  • Fireplaces: prepare with logs, birch, or screens (avoid empty dark openings).

  • Dining areas: set with proportional centerpieces—avoid white napkins or over-staging.

  • Artwork: adjust height—ideal center line is 57–59 inches from the floor.

  • Kitchen: clean counters, remove small appliances, and plan tasteful props if needed.

  • Electronics: hide cords when possible.

  • Turn off fans and HVAC during long exposures to avoid movement blur.

  • Pets: must be kept under control and out of all shots.

Commercial Properties

Scheduling & Logistics

  • Weekend sessions are often preferred for minimal disruption.

  • Inform security and maintenance staff in advance. Photography may begin early morning or continue into evening.

  • Arrange full access to all spaces being photographed (interior + exterior lighting controls).

  • If special permission is required for restricted areas, please arrange well ahead of time.

Office & Interior Spaces

  • Notify all office personnel to clear desks and tidy areas before the shoot.

  • Remove personal items, paperwork, and non-decorative items.

  • Conference rooms: bring in simple flower arrangements the day prior.

  • Turn off monitors or ensure display screens are appropriate.

  • Adjust or remove cleaning schedules that might overlap with photography times.

Twilight Sessions

  • The time window for twilight shots is very short—approximately 20 minutes.

  • Please coordinate in advance to ensure all interior and exterior lights are operational during this period.

Final Reminders

  • Be prepared for early morning or late-day access for the best light.

  • Ensure all crew, vendors, or family members know the schedule and stay clear of camera angles.

  • For safety and efficiency, only essential people should be on-site during the shoot.
